Leave a comment » Downtown San Diego Home Price Reduction Levels DropAccording to reports by Trulia, Inc., on average 22% of homes presently in the United States real estate market have gone through at least one price cut. This is the lowest level of price reductions reported since April 2009, when this real estate search site started tracking price drops. From November to December a 12% decrease was noted in the total amount cut from home prices. The Southern states report the lowest level of price reductions seen nationwide, 19% of current listings experienced at least one price cut. The Northeast experienced the highest level of price reductions, with 25% of listings facing price cuts. The West, including the Downtown San Diego Real Estate market reported 20% of listings with price reductions. The largest level of home price reductions was seen in November, with Downtown San Diego Condo homeowners racing to meet the old tax credit expiration date. Home prices are currently stabilizing, but it is predicted that with the tax credit deadline extending to April 30, 2010 there will once again be an increase in price reductions. Luxury homes, which are homes selling for over 2 million dollars have suffered the hardest hit on the Downtown San Diego real estate market. On average, these homes are being offered at a 14% discount from the original asking price. This is a considerable amount compared to the 10% reduction seen on homes selling for fewer than 2 million dollars.
